BS 5839 Fire Alarm Servicing — What Compliance Actually Looks Like

Most fire alarms in the UK are technically non-compliant with BS 5839 — not because the systems are broken, but because the paperwork is. Here is the real-world checklist.

Why BS 5839 matters

BS 5839-1 is the British Standard for fire detection and fire alarm systems in non-domestic premises. It is referenced directly by the Regulatory Reform (Fire Safety) Order 2005 and is the document an enforcing authority will hold up against your log book.

The 6-month rule

Section 45.4 of BS 5839-1 requires inspection and servicing at intervals not exceeding six months. In practice, this means two visits a year — typically split into one half-system test at each visit. Skipping a visit, or letting a date slip by a month, is one of the most common findings in fire safety enforcement reports.

What a competent servicing visit actually covers

A real BS 5839 service is not "test a few call points and leave a sticker". It is a structured inspection that includes:

  • Battery load and standby calculations
  • Cause-and-effect verification on at least 25 % of detection devices each visit
  • Sounder level checks (65 dB(A) minimum in occupied areas, 75 dB(A) at the bedhead)
  • Logbook review and false alarm rate calculation
  • Confirmation of all changes since the last visit reflected in the zone chart

The logbook problem

Many premises have a fire alarm logbook that has not been touched in years. Under BS 5839-1 Section 46, the Responsible Person must record:

  • Every weekly user test
  • Every false alarm and its category (F1–F4)
  • Every defect found and rectified
  • Every contractor visit

Missing entries can render the entire system non-compliant, regardless of its physical condition.

False alarm reduction

The London Fire Brigade now stops attending repeat false alarm premises — under "Unwanted Fire Signal" policies. A false alarm rate above 1 per 100 detectors per year is a strong indicator that a system needs an L-category review or detector resiting.
