A fire door is only fire-rated when its frame, hardware, seals and gaps are all correct. Most fail on at least one.

Overview
Fire doors hold back fire and smoke long enough to evacuate the building. Under Regulation 10 of the Fire Safety (England) Regulations 2022, Responsible Persons of high-rise residential buildings must carry out quarterly checks on flat entrance fire doors and annual checks on communal fire doors.
What we do
- FDIS-qualified inspections of every fire-rated door set.
- Photographic report, asset tag, defect register and prioritised remediation plan.
- Replacement of failed door sets with third-party certified products (BWF Certifire / BM TRADA).
- Intumescent seal, smoke seal and ironmongery upgrades.
Why this matters
Common defects — excessive gaps, missing intumescent strips, painted-over hinges, unrated closers — render the entire door non-compliant. Post-Grenfell, this is one of the highest enforcement focus areas in the country.

Typically 2–4 mm at the top and sides, with a 3 mm threshold gap (or up to 8 mm if no carpet, per BS 8214).
